Use this guide to understand the terms and columns in your downloaded lead files. Field names are retained so you can match them to your spreadsheet. Available values vary by record; a blank field means no value was supplied.
Absentee Owner
The supplied indicator of whether the owner lives somewhere other than the property. Treat it as a data indicator rather than confirmed occupancy.
Contact Type
The contact’s relationship to the property or case. Probate records may identify an owner/deceased contact or a personal representative. Read this field before choosing whom to contact.
Data License
The purchased access associated with your selected county or product for a defined license term. Your agreement sets the scope of that access.
Div Spouse Name
The spouse’s name supplied with a divorce record.
Div/Prob Atty Name
The attorney’s name supplied with a divorce or probate record.
Div/Prob Atty Phone
The attorney’s phone number supplied with a divorce or probate record.
Email1
The first email address supplied for the primary contact.
Equity
The supplied estimate of the owner’s equity in dollars.
Equity Percent
The supplied estimate of the owner’s equity as a percentage of the property’s estimated value.
First Name
The first name of the primary contact listed for the record.
Fore Auction Date
The scheduled foreclosure auction date shown in the source record. Auction dates can change after a file is delivered.
Last Name
The last name of the primary contact listed for the record.
Lead Source
The county and lead type associated with the record. Use it to organize leads by market and public-record event.
License Term
The period between the start and end dates assigned to a purchased license. Review your account and agreement for the dates that apply to you.
Litigator
The provider-supplied litigator indicator. Contact support if you need help interpreting the value in your file.
Mailing Address
The mailing street address associated with the primary contact. It may differ from the property address.
Mailing City
The city in the primary contact’s mailing address.
Mailing State
The state in the primary contact’s mailing address.
Mailing Zip
The ZIP code in the primary contact’s mailing address.
Phone1 DNC
The supplied Do Not Call indicator for the first phone number. Read the value shown in your file; a blank field does not mean “No.”
Phone1 Last Seen
The provider’s most recent recorded “last seen” date for that phone number. It is not a live confirmation that the number is active.
Phone1 Number
The first phone number supplied for the primary contact.
Phone1 Score
The provider’s confidence score for the first phone number. This is a contact-data score, not a prediction that the owner will sell.
Phone1 Type
The type of the first phone number, such as mobile or landline.
Prob Decd Name
The deceased person’s name associated with a probate record.
Prob PR Name
The name of the personal representative associated with a probate record.
Prob PR Phone
The personal representative’s phone number, when available.
Property Address
The street address of the property associated with the lead.
Property City
The city where the property is located.
Property State
The state where the property is located.
Property Type
The property classification supplied with the record, such as single-family or multi-family.
Property Vacant
The supplied vacancy indicator. It reflects available data rather than a current physical inspection.
Property Zip
The ZIP code associated with the property address.
Recorded Date
The date the source filing or public-record event was recorded or published. This is different from the file’s upload date.
Same-day delivery
New county leads are delivered the same day across all markets. A county may have no qualifying new filings on a given day.
Skip tracing
The process of adding available contact details to a lead. Tier-1 skip tracing is included with Data Syndicate lead lists.
Upload date
The date a file was added to My Downloads. Files are displayed newest first under each license.
USPS Deliverable
The supplied indicator of whether USPS can deliver to the mailing address. A blank value means no result was supplied.
Volume tier
The Low, Medium, High or Ultra label used to compare county lead volume. Our staff manually updates these labels at the start of each month.
Zillow Link
A link to the property’s Zillow listing or property page, when supplied.
